Frequently Asked Questions

Not finding what you're looking for?

Q: Do I need a permit for an outdoor kitchen in San Diego?
Usually yes. If your kitchen includes new underground gas lines, electrical circuits, or plumbing hookups, the City of San Diego requires permits for that work. The scope of your project determines exactly what gets pulled. We handle the permitting process in-house so your kitchen is built safely and to code. You do not have to figure that out on your own.
It depends on the size, layout, and the appliances you choose. Most custom outdoor kitchen projects range from $25,000 to $75,000 and above. The honest answer is that a pizza oven, kegerator, and full bar setup is a very different project than a single grill island with a counter. We run through all your options during the free on-site consultation and give you a clear price before anything is decided.
We primarily work with granite, quartzite, and poured architectural concrete. These hold up well against San Diego’s UV exposure, heat, and occasional rain. We steer away from standard indoor quartz for outdoor applications because the resins that bind it can degrade in prolonged direct sun. The right material depends on your aesthetic and how much direct sun the surface gets. We walk you through the options.
Yes, we do this all the time. Building under an existing structure just means we pay close attention to ventilation for the gas appliances and safe routing for any electrical. As long as the structure is sound, it is usually a straightforward integration. We evaluate the existing cover during the site visit to make sure everything works together properly.
Yes. We handle all of it as part of the project. Gas line runs, electrical, and water hookups are coordinated through our team so you are not juggling separate contractors for each trade. One team, one contract, one point of contact from start to finish.
Pretty much anything you want as long as it is rated for outdoor use. We regularly build kitchens with built-in gas grills, pellet smokers, pizza ovens, kegerators, outdoor refrigerators, and sink stations. The key is using appliances designed to handle the elements. We help you select equipment that will actually hold up in San Diego’s climate rather than something that looks great on day one and corrodes by year two.
Yes. Fire pits, fire bowls, linear fire features, and full outdoor bars are some of the most requested additions to outdoor kitchen builds. A fire feature on a gas line is a natural extension of the same utility infrastructure we are already running for the kitchen. Outdoor bars with refrigeration, a sink, and kegerator setups are designed and built as part of the same island system. These elements work best when designed together from the start rather than added on later, so the utility routing, countertop continuity, and overall layout all function as one cohesive outdoor space.
It depends on the complexity and whether a building permit is required beyond the standard trade permits. The design phase typically takes one to two weeks. Trade permits for gas and electrical can clear in days for straightforward scopes. If the project requires a building permit for a fixed structure or integration with a cover, city review adds two to eight weeks depending on complexity. Once permits are in hand, the actual construction of most outdoor kitchen builds takes one to three weeks of fieldwork. We give you a clear schedule before any work starts and a dedicated point of contact throughout so you always know where things stand.

A landscaper can plant and grade. An outdoor kitchen involves gas line sizing under California Plumbing Code, GFCI and AFCI electrical circuits under the California Electrical Code, city permits, load calculations for structural integrations, and in many cases HOA submission packages. A landscaper who takes on this scope either subs out every trade and manages none of it, or skips the permits entirely and leaves you with an unpermitted structure that becomes a liability when you sell. A licensed Design and Build firm handles all of it under one contract with one license and one accountable team.

Once we move forward together, we produce full 3D renderings of your outdoor kitchen and the surrounding space. You see exactly what you are getting before a single block is laid. This is part of our process so there are no surprises on either end. We get the design right first, then we build it.
Yes. San Diego lot sizes vary significantly and a large portion of the work we do is in yards that are not large. The key is efficient design. A well-designed L-shaped or straight island in a focused footprint can include a grill, refrigerator, sink, and prep surface without dominating the space. Tight spaces require more design precision, not less, and that is exactly where a design-build firm earns its place over a contractor who just builds what you hand them.
A properly built, permitted outdoor kitchen that is integrated into the home’s infrastructure adds appraised value because it is treated as a permanent improvement rather than furniture. Exterior living improvements consistently deliver strong returns in San Diego where outdoor entertaining is a year-round reality. The more important point is that an unpermitted outdoor kitchen does the opposite. It becomes a disclosure issue and a negotiating liability at sale. Built correctly with permits, your outdoor kitchen is a permanent asset. Built as a shortcut, it is a problem you pass to the next buyer.
The only way to get a real number is an on-site consultation. Outdoor kitchen pricing depends on the island configuration, the appliances you select, the countertop material, how far we need to run the gas line, the electrical scope, and whether you are adding a cover or fire feature. We do a free on-site walkthrough, discuss your goals, and provide a detailed line-item price that covers everything from permits and demolition to final cleanup. No vague allowances, no surprises after you sign.
Yes. We work with third-party lenders so qualified buyers can access flexible financing options including low down payment plans. If the project you want is a bigger investment than you want to pay upfront, ask us about financing during the consultation and we will walk you through what is available.

If your property is in an HOA, yes, and you need it before city permits can be submitted. Master-planned communities like Carmel Valley, 4S Ranch, Eastlake, Del Sur, Bressi Ranch, and Santaluz all have architectural review committees that evaluate materials, finishes, and layout before approving exterior modifications. HOA boards often meet only once a month, which can add 4 to 8 weeks to your start date. We can prepare the full package your committee needs including renderings, material specs, and appliance lists. Skipping this step and pulling city permits first is a mistake that leads to forced rework.

We build outdoor kitchens throughout San Diego County including La Jolla, Carmel Valley, Del Mar, Encinitas, Carlsbad, Rancho Bernardo, Poway, 4S Ranch, Scripps Ranch, Rancho Santa Fe, Mira Mesa, Serra Mesa, Eastlake, Chula Vista, El Cajon, and Spring Valley. Check our service areas page to confirm coverage for your neighborhood.
This is one of the most important questions coastal buyers should ask and most contractors skip it entirely. Homes in La Jolla, Del Mar, Carlsbad, and anywhere within a few miles of the coast deal with salt air that accelerates corrosion on standard stainless steel. For coastal properties we specify 316 marine-grade stainless where possible, which contains molybdenum and resists chloride-driven corrosion significantly better than standard 304. Beyond the steel grade, powder-coated cabinet finishes outperform bare stainless for coastal longevity because they seal the surface entirely. We also cover countertop sealing schedules and appliance protection during the design process. A kitchen built right for your specific location should hold up for decades.
The structural frame, typically CMU block or steel with non-combustible cladding, is essentially permanent when built correctly. It does not rot, warp, or degrade. Properly sealed granite or quartzite countertops last as long as the structure. Appliances are the variable, with quality outdoor-rated units generally running 10 to 20 years depending on use and maintenance. The common failure point on outdoor kitchens built by low-cost contractors is the frame and substrate, often wood or unconditioned materials that absorb moisture and fail within 5 years. With a properly engineered CMU island and the right material specifications for your location, you are making a permanent improvement to the property.
Yes, and this is actually the most common way we build them. The kitchen and the cover are designed as one integrated system rather than bolted together after the fact. That means the structural load from the cover is accounted for in the island design, venting for the grill is planned from day one, and lighting and electrical are routed properly through the structure. Doing both in one project means one permit package, one crew, one timeline, and no gaps between scopes that become your problem to manage. If you are thinking about a kitchen, the cover conversation should happen at the same time.
A freestanding grill sits on legs and can be moved. A built-in grill drops into a custom island and is permanently integrated into the structure. For a custom outdoor kitchen, built-in is the right answer. Built-in grills are specified for fixed installations, have proper clearances engineered into the design, are hardwired to a dedicated gas line, and become part of the permanent structure that appraisers assess when valuing the property. Freestanding units dropped into a counter opening are a common shortcut that looks like a built-in but is not. We design around dedicated drop-in units with the correct BTU capacity, ignition systems, and clearances for your specific island configuration.
