Q: Concrete or pavers, which is better for my San Diego project?

Concrete costs less per square foot installed and gives you a single seamless surface. Pavers cost more upfront but flex with ground movement, can be lifted and replaced individually if a utility line beneath needs repair, and don’t crack. Concrete makes sense for budget-driven projects, large continuous surfaces, and decorative finishes you can’t get with pavers. Pavers make sense for driveways, pool decks, and any surface over utility lines. We install both and recommend honestly based on your specific project, not what we’d rather sell you.

Honestly, yes. All concrete cracks over time. The honest version of this answer is that proper installation controls where the cracking happens and makes it nearly invisible. We use engineered sub-base depth, steel rebar or fiber mesh, and control joints cut at the right spacing. Concrete poured directly on San Diego clay soil with no reinforcement and no joints will crack visibly within 2 to 3 years. Concrete poured correctly will develop hairline cracks in the joints over 10+ years that you have to look hard to see.

Basic broom-finish concrete patios run roughly $10 to $16 per square foot installed. Stamped concrete runs $14 to $25 per square foot for standard patterns and $18 to $28 for premium patterns with multiple colors. Concrete driveways run around $12 to $20 per square foot. Pool decks run higher because of cool-deck finishes and slip-resistance requirements. The number you actually pay depends on demolition, sub-base depth required for your soil, drainage work, and how the concrete integrates with the rest of the project. San Diego sits on expansive clay soils that swell when wet and shrink when dry. That movement puts huge stress on a concrete slab. A 2-inch sub-base over native clay is why so many San Diego patios and driveways are cracked within 5 years. We excavate to the right depth for your soil, install Class II road base or crushed aggregate, compact in lifts to 90% or higher, and use proper reinforcement and joint spacing. The pour itself is the same on every project. The work underneath is what determines whether your concrete lasts 10 years or 30.

Most flat at-grade concrete patios in your backyard do not require a building permit. Driveways, walls over 3 feet, and any work touching the public right-of-way are different. Driveway aprons that connect to the street typically require a Right-of-Way encroachment permit through the City of San Diego, plus traffic control if street access is impacted. We pull whatever permits your specific project requires and coordinate inspections.

In most San Diego communities, yes, but architectural approval has to come first. HOAs usually want plan sets showing the finish, color, and how the concrete ties into the landscape, lighting, and other hardscape. Concrete-only contractors typically deliver a flatwork plan showing only the slab. We deliver a 3D rendering of the full yard so the architectural review committee sees how the concrete fits the integrated design. This is part of why HOA approval is faster on our projects.

Probably not directly. A C-8 concrete contractor’s license covers concrete. They can’t legally pull electrical, gas, or plumbing permits. So they sub it out, you GC the trades yourself, or you hire separate specialty contractors and coordinate them. We hold a Class B General Contractor license (CSLB #1117768), which means we pull the permits, run the trades, and coordinate the sequence under one entity. Concrete pours after the kitchen footings, before the patio cover posts, with conduit pre-trenched for the lighting. One team, one schedule, one liability shield.

Sometimes. Surface cracks, light spalling, and faded color can often be fixed with a stamped concrete overlay or resurfacing system for $8 to $15 per square foot. Severe cracking, uneven settlement of more than half an inch, or a failed sub-base usually means the slab is moving and overlay won’t hold. We evaluate the slab during the consultation. If overlay makes sense and saves you money, we’ll say so. If it’s a Band-Aid that’ll fail in two years, we’ll say that too.

Yes, more often than plain concrete. Stamped and stained concrete benefits from resealing every 2 to 4 years to protect the color and resist staining. Sealing is what keeps decorative concrete from chalking, fading, or absorbing oil and tannin stains. Plain broom-finished concrete is more forgiving and can go 5+ years between seals. We provide care instructions at project completion and tell you what schedule fits the finish you choose.

The pour itself is fast, usually one day for a residential patio or driveway. The work that takes time is the prep and cure: excavation, sub-base, formwork, and 7+ days of cure before you can drive on it (3 days for foot traffic). On standalone projects, expect 2 to 3 weeks total. On full outdoor remodels where concrete coordinates with other trades, the schedule depends on the master sequence. We give you a clear timeline before work starts and update you weekly.

Yes. We install concrete driveways, paver driveways, and stamped concrete with paver borders. The right choice depends on your soil, your aesthetic, your budget, and how you use the driveway. If you have heavy vehicles, sloped access, or a coastal property, we’ll usually recommend pavers because they handle load and movement better.
